Park Hill

The neighborhood of Park Hill is situated in the southwestern section of Yonkers within Westchester County, New York. Other communities that make up the quarter of Yonkers include Nodine Hill, Ludlow, and Alexander Smith Carpet Mills Historic District. South Broadway separates the neighborhood from Ludlow, while Saw Mill River Parkway separates it from Lincoln Park. 

History

In 1888, the community was developed by the American Real Estate Company of Manhattan. It was one of the earliest planned neighborhoods in the metropolitan area of New York. 

The neighborhood was once home to the grandest hotel, the Hendric Hudson Hotel. Designed for the wealthy, this luxury hotel overlooked the scenic Hudson River and Lady Liberty. It boasted 230-rooms and was modeled after the luxury Chateau Frontenac in Quebec. Located at the intersection of McLean Avenue and South Broadway, it stood 350 feet. What else stood out from the hotel's design was the 40-foot elevator shaft that was planned to allow guests to connect to a tunnel that led 150-foot to the train station.

Just weeks before its grand opening, a horrific fire broke out on March 31, 1901. Within 90 minutes, the seven-story building turned into a pile of embers. The windows had yet to be installed and caused the fire to quickly move through the wooden interior. Remains of the hotel can still be seen at the site that is now Leslie Sutherland Memorial Park. 

Neighborhood

The median real estate price is $703,738, and rent in the area averages $2,127. Homes were built no later than 1939, and most like the E.K. Martin House were constructed much earlier. The architectural styles you can see traveling through the neighborhood include:

The neighborhood has a population of approximately 15,376 residents that make up 4,913 households. The breakdown of the ethnicities within the townspeople was the following:

  • 22.1% African American
  • 46.8% Hispanic or Latino
  • 20.9% white
  • 9.2% Asian
  • 0.0% other races
  • 1.0% two or more races

The average income per household in the community was $49,900. The area had an unemployment rate of 7.4%, and some of the occupations represented by the employed adults included:
